 Post flood inspections and construction permit information

If you were affected by flood damage this week, please reach out to 2-1-1 to report any damage you have, even if the damage is not critical or urgent. The United Way can help connect you to resources for our area. Reporting  damage is important in assessing the total impact to the St. Louis region and can help unlock state and federal assistance. You can report by simply dialing “2-1-1” or by completing the form here.

The Building & Public Works Department is working with property owners to inspect damages. So far, we have collected data on more than 60 homes within the City of Ladue. Property owners in the regulatory floodplain, with flood damaged buildings should fill out this form  prior to repair and reconstruction permits. Select "Flood Inspection Request" from the drop down and fill in all fields with information about the damage. You can also e-mail the information directly to or phone the department at 314-993-5665. Resident inspections are being scheduled for a time that is convenient during 8am and 4pm, Monday thru Friday.

Permits for renovation cannot be processed until this City inspection is complete. These permits are required as part of the City of Ladue’s participation in the National Flood Insurance Program, which provides eligibility for flood insurance, disaster assistance, state and federal grants and loans, and buyout funds for flood-prone properties.

State and federal assistance may be available to property owners to reduce the chances of future flood damage. Flood insurance can also provide up to $30,000 to protect a structure from future flood damage.

FEMA will also have inspectors out assessing property damages to determine if there can be a disaster declaration, which would open funds for affected properties. These are separate from the City’s inspections that will be used to determine if a structure has been substantially damaged and will need to be elevated/removed from the floodplain or floodproofed.

Plans can be submitted at our facility in the Building Department lobby.  We no longer issue permits over the counter  for plumbing or mechanical, they can be applied for online through our permit portal which can be accessed Here:


If you are dropping off plans for review, please make sure they have a completed application with contact information. Please do not drop off deposit checks at this time unless it is new home construction. We will calculate final costs at the end of the permitting process. We are providing minimal over the counter services to maintain a distance between the staff and the general public. We are always monitoring emails and can receive inspections requests by emailing

The Building Department is responsible for reviewing and issuing plumbing, HVAC, and building permits for projects within the City of Ladue.  The Building Department also reviews and addresses code or ordinance violations as necessary within the City. All of our applications are on this website as well as a current building department fee schedule.  When making an application, please bring a completed application with owner or agent signature, trustee signatures on plans [Ord. 2153](if project modifies outside of home or lot) and two sets of signed and sealed plans.  We also require a $100 non-refundable deposit when making application. (Note: If application is for a new residence the deposit is $500)

Requesting a permit extension:
If you have received a notification that your permit has expired, please contact us through the link below to request an extension. We will respond via email once it is processed. You must include the project address and permit number for the extension to approved.

Recent trustee notification changes: *EFFECTIVE IMMEDIATELY* 10/16/18: Ch. 120, R105.9.1 Any plans submitted to the Building Official for permit approval or for plans that are required to receive Architectural Review Board approval shall bear the original signature, print name and date of signature from a minimum of two (2) trustees. If the applicant demonstrates that plans were submitted to the subdivision trustees and such trustees failed and/or refused to act upon this within sixty (60) business days of submission, the requirement of this shall be deemed satisfied.

Plans without trustee signatures will not be accepted until such signatures are provided or the 60-day notification time as passed.
